Progress....

Well, we've had another string of good progress happening at the Torgesen remodel!

We've have this done or figured out:

  • Outdoor patio is complete!  Gas fire pit is complete!
  • Roofing was installed on the new areas added, so should be almost complete after fixing a few things.  No more leaks hopefully!  November is known for lots of rain.
  • All windows were installed... except for 2 windows were framed incorrectly will be fixed then installed, and 2 master bedroom windows need to be framed and installed later
  • House wrapped and protected in Tyvek, siding will get done when Lance and his Dad can get back to it.  (see below)
  • Electrical rough in almost done, just a few minor tweaks needed
  • Drywall has been delivered, which took 5 guys and a huge boom truck.
  • Cabinets have been measured 2 twice and ordered once!
  • Beams moved, didn't cost that much to move them, and I'm so glad I did.
  • Roofing cut back over large kitchen window to allow more scenery to show its beauty
  • HVAC was figured out how to get heat to Alex's room without going through one of the many structural beams in the kitchen.
  • 3rd car garage storage/attic space flooring installed (so we can use it and start by bringing Halloween items up there!)

And last but not least, Lance had a meniscus knee surgery repair.  He's doing really well by the way.  Days 2 & 3 were very painful for him and he couldn't do much, but now the pain is very minimal and is getting around on crutches really well. He's back to work and ~ 5 more weeks to go and he can walk on it w/o crutches.  Just in time since our cabinets should be delivered around that time!

And we have an "end date".  I say "end date" because it's not exact at all... and likely will be later than I think.  But, at least its something.  ~Jan 2020.  I was worried it would be March 2020... So maybe February 2020 would be reasonable.

Coming up (I think in this ~order, but I may be wrong) :
  • Electrical, framing, sheer inspections
  • Insulation
  • Drywall, texture
  • Painting
  • Repair and refinish all oak flooring on the 1st floor
  • New doors, window molding and trim in the house
  • Cabinets installed
  • Plumbing final work
  • Electrical final work
  • Counter tops
  • Light/plumbing Fixtures installed
  • Tile
  • Detail finish work
  • Clean... then were done

Our new flat ceiling living room

The new bonus room is coming along!  Lots of nice light with the new windows and I love the vaulted ceiling in here! (kinda ironic since we removed the last one... but this one is different!)

Finished backyard patio, gazebo and gas fire pit!

New kitchen windows, the two plastic areas are where the new windows will go once they are framed correctly...

It stopped raining so our roof wouldn't leak, but it got cold and our house was CHILLY!  Without windows and no insulation, Alex's room was the coldest.  We put on some more blankets and kept him warm.  After (most) of the windows were installed, it really helped quite a bit with warmth.

And here is the color of our new island!  I'm so excited to see this in person!

The electricians had an unusual way to keep their cords from getting tangled. I thought it was really cool!

We find our name everywhere... someday when someone is remodeling...they will wonder why Torgesen is labeled everywhere.

So tired...

We are so tired right now...  so exhausted and tired.

We've been working non-stop on getting our house buttoned up and working through every decision/issue/problem/god.damn.thing in the past 2 weeks.  We have also had good steady progress, which is always good.  The reason we are working so much now is to enable a few key items for our comfort/happiness and also because Lance is getting knee surgery on Oct 30.  He decided to delay this surgery about 6 weeks so we could finish the siding where the new fence connects to our house to keep dogs in backyard.  Hallelujah!

I'm so tired, that I will just let the pictures speak (mostly) for themselves.

Here is where we were:

This was the beginning of making the bonus room.

Thank goodness the weather was good!  It was COLD, but no rain while the roof was off and new structure being built. Sara for scale. ;)

New framing is happening!

And like we didn't have enough going on - we built this new propane gas firepit area with flagstone and we ordered a Costco gazebo (which came in 42,000 parts).

And the roof came in ~4" sections and had plastic that needed to be removed from both sides!  Thank goodness Sara was such a proficient expert in removing plastic wrap!

Starting to look really real.  Behind the scenes we had to adjust the plans a bit.  For the bonus room framing on the inside, which was a vaulted ceiling (oh the irony), we had to adjust how the dormer came out.  We were supposed to have a little bump out there, but instead we have a flat wall.  So, maybe about 2 sq feet more of living space! Yeah us!  It's actually a very stressful situation when you get asked to make an on the spot decision.

Lance is one tired guy!

demo and framing up of our new mudroom

Just in time.

They cut a new door to reach the bonus room and the view from this room is going to be amazing!

These are the windows on the "north" side of the house.  Which is really NE, so it gets confusing sometimes.

Here is the new door right next to Alex's room at the end of the hallway.  We "borrowed" the laundry room old door as a temporary barrier.  Alex's room is definitely the cold one at night with this new insulated space right next to him

more rain.  yeah... this story keeps getting better and better!

My new kitchen window gets framed and ready for window installation.

New windows in the front/living room.

Better and better (precision to how much actual rain and how long we would get it for).

They framed up the new tiny roof over my kitchen window, but we have a problem.... it sticks out too far.  So, we are going to shorten it up and hope we don't have to raise it.  We want that view to be unobstructed.

This beam is going to cost us to move....

As is this one....

But, here is a good photo of how it's going to look.

More photos from upstairs new bonus room.

And what I've been foreshadowing for this whole entire post now.....

Leaking

Me and my siding tool - I'm such a freakin' dork.  And yes, this is how I look on a Sunday afternoon... I realized after I saw this picture that I need to remove that Lacrosse player thing.... so annoying and nowhere to put it right now...

And Sara got to do some siding  with her Daddy using the nail-gun

Lance in our new storage rafter place above our new 3rd car garage.  This is going to be SO awesome!!!!!   All of our decorations, camping gear, storage that only comes out 1/year... the list goes on and on what we will put up here.  It's a nice big storage space and I'M SO GLAD I pushed to have those windows added up there!
